Mechanical Floor Maintenance: Three Core Functions
To achieve a professional-grade result, it's important to distinguish between the three primary mechanical processes:
-
Floor Scrubbers: Designed for deep cleaning. These machines use a combination of water, cleaning solution, and rotating brushes (or pads) to agitate dirt and immediately vacuum up the slurry, leaving the floor dry and safe to walk on.
-
Floor Polishers (Buffers): These operate at lower speeds (typically 150–300 RPM). They are used for stripping old wax, deep cleaning with pads, or buffing a floor to a soft satin glow.
-
Floor Burnishers: High-speed specialists (1000–3000+ RPM). These are used exclusively to create that "wet look" shine on finished floors through heat and friction.
Choosing the Right Machine for Your Surface
Not every machine is suitable for every floor. Using the wrong pad or pressure can permanently damage your investment.
| Floor Type | Recommended Equipment | Best Pad/Brush Type |
| Polished Concrete | Automatic Scrubber | Soft nylon brushes or resin-bond diamonds. |
| Hardwood / Timber | Cylindrical Scrubber | Soft microfiber rollers (low moisture). |
| Vinyl / VCT | High-Speed Burnisher | Natural hair or synthetic polishing pads. |
| Industrial Tile | Walk-behind Scrubber | Heavy-duty abrasive grit brushes. |
